How Much Does It Really Cost to Buy a Flat in Chennai in 2026? The Complete Price Breakdown

Updated October 2026 Chennai, Tamil Nadu 8 min read

A ₹75 lakh flat in Chennai almost never costs ₹75 lakh. Once you add GST, stamp duty, registration, car parking, deposits and loan fees, the real figure can be 15–23% higher. Most buyers discover this only at the registration office. This guide breaks down every rupee using current 2026 rates.

At a glance

Section 01The myth: “Chennai registration costs 11%”

Myth

Tamil Nadu charges 7% stamp duty + 4% registration = 11% on every flat.

Fact

TNREGINET’s official schedule is 7% + 2% = 9% for a standard sale deed, and just 6–7% for most new flats.

A standard sale deed carries 7% stamp duty and a 2% registration fee, calculated on the higher of the market value or guideline value. For new flats bought directly from the builder, stamp duty is charged in slabs on the composite value, plus the 2% registration fee:

New flat · under ₹50 L6%4% stamp + 2% reg.
New flat · ₹50 L – ₹3 Cr7%5% stamp + 2% reg.
New flat · above ₹3 Cr9%7% stamp + 2% reg.
Resale flat / plot / house9%7% stamp + 2% reg.
Why this matters

On a ₹75 lakh new flat, the “11%” myth predicts ₹8.25 lakh in charges. The actual cost is about ₹5.25 lakh. Buyers who believe the myth over-budget by ₹3 lakh, or walk away from homes they could actually afford.

The old UDS method is gone

Buyers used to register the land share at 7% and the construction agreement at 1%. Tamil Nadu replaced this with a single sale deed on the flat’s composite value. The reduced slabs apply only to first sales, so new flats are now cheaper to register than resale flats.

A small concession for women

From 1 April 2025, when every buyer is a woman, the registration fee drops from 2% to 1% on sale deeds valued up to ₹10 lakh. This mostly helps plot buyers in outer areas.

Rates can change. Always confirm the final figure with the Sub-Registrar or on tnreginet.gov.in before registration.

Section 02GST: the charge that depends on construction status

GST applies only to under-construction flats. Ready-to-move homes with a completion certificate and resale flats carry no GST.

1%Affordable, under construction≤ ₹45 lakh and carpet area ≤ 60 sq m
5%All other under-construction flatsThe rate most Chennai buyers pay
0%Ready to move & resaleReady to move flats in Chennai with a completion certificate
Watch the carpet area

Chennai counts as a metro, so the 1% rate needs both conditions. A ₹44 lakh flat with 65 sq m carpet area still attracts 5%. Always ask the builder for the carpet area in writing.

Section 03The “hidden” charges in your cost sheet

These rarely appear in advertisements but almost always appear in the final cost sheet. Ranges are typical across Chennai projects; check your project’s actual figures.

Covered car parking₹2 – 5 lakh
Corpus fund₹50 – 100 per sq ft, one-time
Advance maintenance₹3 – 5 per sq ft / month, 12–24 months
EB, water & sewage deposits₹50,000 – 1.5 lakh
Legal & documentation₹10,000 – 25,000
Loan processing feeUp to 0.5% of the loan

Section 04Worked example: a ₹75 lakh flat in Navalur

Here is the full picture for a typical 1,000 sq ft 2 BHK flat in OMR, bought three different ways:

Car parking ₹3,00,000 ₹3,00,000 Usually included

Brokerage — — ~₹75,000 (1%)
All-in cost ~₹89.7 lakh ~₹86.0 lakh ~₹84.3 lakh

Ready-to-move saves the full GST, ₹3.75 lakh here. Builders often price ready units higher, so compare the all-in cost, not the base rate.

Under ₹50 lakh, new flats win on stamp duty. A ₹45 lakh new flat pays 6% (₹2.7 lakh); a ₹45 lakh resale pays 9% (₹4.05 lakh).

Resale looks cheapest on paper, but older buildings often need repairs, and loan approval can be slower.

Porur ₹81.5 lakh ~₹97 lakh ~₹93 lakh
Perungudi ₹110.5 lakh ~₹130 lakh ~₹124 lakh
Estimates based on average listed rates; actual project prices and charges vary.
  • Smaller budgets pay proportionally more. Fixed extras are a bigger share of a cheaper flat: about 23% in Guduvanchery versus about 17% in Perungudi.
  • Under ₹50 lakh all-in is now rare. For 2 BHK flats in Chennai under 50 lakhs, target a base price of about ₹40 lakh, realistic in Guduvanchery and near Kelambakkam and apartments near SIPCOT Siruseri.
  • Plan for the metro premium. For apartments for sale in Porur, flats for sale in Sholinganallur and other OMR metro station property, the jump to all-in cost is often close to ₹15 lakh.

Section 06The cash you need upfront: the biggest surprise

Under RBI’s loan-to-value norms, banks typically lend up to 80% of the property value for loans of ₹30–75 lakh, and 75% above ₹75 lakh. Stamp duty and registration are generally not covered by the loan. For the ₹75 lakh under-construction flat:

All-in cost₹89.7 L
−
Home loan (80%)₹60.0 L
=
Cash from your savings₹29.7 L

That is nearly double the ₹15 lakh most buyers expect from a “20% down payment”. Plan around this number before you book.

Section 07Home loan costs in October 2026

As of October 2026, SBI’s home loan rates range from 7.25% to 8.45%, linked to its EBLR of 8.15%. The RBI kept the repo rate at 5.25% in June 2026, and its October 2026 policy decision is due on 7 October. On a ₹60 lakh loan over 20 years:

7.25%₹47,423/month₹53.8 L total interest
7.50%₹48,336/month₹56.0 L total interest
8.00%₹50,186/month₹60.5 L total interest
0.75% = ₹6.6 lakh

That is how much a slightly higher rate costs over the loan. Your CIBIL score, employer category and the lender’s offer for your project all affect the rate you get.

Section 086 ways to reduce your all-in cost

01

Weigh ready-to-move

If the price gap is smaller than the GST saving, it wins. On a ₹75 lakh flat, a ready unit can cost up to ₹3.75 lakh more and still break even.

02

Stay under the slab

A new flat at ₹49.5 lakh pays 4% stamp duty; at ₹50.5 lakh it pays 5% on the whole value.

03

Negotiate the extras

Car parking, floor rise and corpus are often more flexible than the per-sq-ft rate, especially in new launch projects in Chennai.

04

Get carpet area in writing

It decides whether you pay 1% or 5% GST on an affordable flat.

05

Compare three lenders

Ask which banks have pre-approved the project; that usually means faster processing and better rates.

06

Verify RERA

Buying only RERA approved flats in Chennai protects your money if the project is delayed.

Section 09Frequently asked questions

What are the stamp duty and registration charges for a new flat in Chennai in 2026?

For a first sale from the builder: 4% stamp duty below ₹50 lakh, 5% between ₹50 lakh and ₹3 crore, and 7% above ₹3 crore, plus a 2% registration fee. Resale flats pay 7% plus 2%.

Is GST charged on ready-to-move flats in Chennai?

No. GST applies only to under-construction flats: 1% for affordable housing and 5% for others. Ready flats with a completion certificate and resale flats carry no GST.

How much extra should I budget above the flat’s price?

Budget 15–23% above the base price for a new flat, and 10–13% for a resale flat. Lower-priced flats sit at the higher end of that range.

Can I include stamp duty in my home loan?

Generally, no. Banks calculate the loan on the property value, so stamp duty, registration and most extras must come from your savings.
